The base policy insures title. Endorsements extend coverage to matters that frequently determine value.
Zoning. Coverage that the property is classified in a stated zoning district and that the current use is permitted, with the enhanced version covering setbacks, parking, height and area, and loss from an order to remove or alter structures.
Access. Insuring actual vehicular and pedestrian access to a named public street.
Survey. Deleting the standard survey exception and insuring against loss from matters an accurate survey would disclose.
Contiguity. Where the property comprises several parcels, insuring that they are contiguous without gaps or strips.
Same as survey. Insuring that the land described is the land shown on the survey.
Restrictions, encroachments and minerals. Coverage for violations of recorded restrictions, encroachments, and damage from mineral extraction.
Non-imputation in entity acquisitions, so that knowledge of the seller’s principals is not imputed to the insured.
Usury, doing business and mortgage tax for lenders.
Tie-in and aggregation across multiple properties in a portfolio.
Cost. Modest relative to the premium and to the risk, and endorsements should be requested at the commitment stage rather than at closing.
